A planning application may not be required sometimes to carry out a development. Some developments may be authorized in specific instances under national permitted development rights. What can I do with permitted development rights for householders?

Permitted development rights are types of national planning permissions that allow specific building works and changes of use to take place without the need for a planning application. 

In accordance with General Permitted Development Orders, you can make certain developments subjected to specific restrictions, such as:

  • building a rear and/or side extension
  • building a porch
  • loft conversion
  • re-roofing
  • installing rooflights, etc…

Restrictions for these certain types of permitted developments vary in England, Wales, Northern Ireland and Scotland. They might also differ among local planning authorities, so always check before proceeding with your project, because some of these developments might require full planning permission.

Can I benefit from permitted development rights in protected zones?

There is a range of exclusions which apply to certain permitted development rights in England. For instance, there are protected areas known as “Article 2(3) Land”, which cover:

  • Conservation Areas
  • World Heritage Sites
  • National Parks
  • The Broads
  • Areas of Outstanding Natural Beauty.
